This home is in a great location right near Old Overland Park, but needs some work. This property boasts 2,340 square feet with plenty of room to spread out. It has a unique layout, and would be perfect for a large family. It would also work well for an individual who wants to live on one side of the property and work out of the other. This home does not have a huge kitchen so it wouldn't be ideal for a family looking for that feature. In the past, this home was added onto. The foundation of the original house is to the left of the front door when you walk in, and the addition is on a concrete slab to the right of the front door. The foundation of the original home is in good shape, and was braced in the past. The addition side of the house has settled over time due to movement in the soil. We had a strcutural engineer check out the property, and he thinks about 10 piers need to be added along the entryway to the house and along the south wall of the north house section which will likely cost around $11,000. The structural engineer also recommends new siding around the exterior of the house to replace the brick that has come slightly detached from the home due to the settling over time. In the addition, the tile floor is uneven and needs to be leveled, and likely replaced with new flooring. The seller is willing to provide a flooring allowance to deal with that issue, and is open to fixing it himself with an acceptable offer. Seller is open to offers, and wishes to get this sold quickly. On the original side of the home, we have gotten feedback that the floors are a bit sticky so someone may want to refinish the flooring to their liking.
